Acceptable Loan and Collateral Variations​

  • For commercial or investment purposes only

  • Loans may be made for acquisition, refinance, and cash out

  • Acceptable collateral includes first and second liens on California real estate improved with single family or multi-family residences, retail buildings and centers, industrial and office buildings 
     

Specific Loan Parameters
 

  • Term 12 to 18 months

  • Loans amounts from $250,000 to $2.5 million

  • Maximum 70% LTV

  • Rates start at 8.25%, fixed for 12 months

  • Monthly interest only payments, with a balloon due at time of maturity

  • NON-RECOURSE loans available if LTV is at or below 60%

  • Some products do not impose any pre-payment penalty, ever
     

Fees and Costs
 

  • 1.5 - 3 points to North Star Lending

  • $1,000 documentation fee upon issuance of a loan commitment letter

  • Borrower to pay escrow expenses and cost of ALTA Lender's Policy of Title Insuranc
